MIT Real Estate asked Arrowstreet to find innovative ways to invigorate the streetscape at Technology Square, a research and development complex adjacent to the main academic campus. Arrowstreet created a program for the project that included a retail addition to several office buildings and a renovation of existing retail that would not only visually enliven the street, attract pedestrians, and provide new amenities for campus personnel and students, but would also increase the desirability and leasing potential of other space in Technology Square. In addition, Arrowstreet helped MIT Real Estate maximize the value of an underutilized office building in the complex with a strategic renovation plan that included the transformation of a mechanical penthouse into prime office space without a special permit process.
